Important information

  • What a Lead Paint Inspection Includes

    An Inspection of all accessible paint covered surfaces with an XRF Analyzer and where necessary a paint chip sample will be taken (for any uneven surfaces)

    A comprehensive report covering the full test results from all locations a clear summary highlighting where Lead paint exists in the home, calibration checks, images, relevant Lead resources and legally required documents.

  • What is NOT included

    Remediation and abatement (removal of) of the Lead paint.

What to know in advance

Access to the property

We will need access to all the painted locations you want tested. You are welcome to join while we go to each space and take readings of the painted surfaces, though you don’t have to.

The units should be empty if possible, most importantly of any young children or pregnant women

Legal requirements

I am required by law to disclose the results of the inspection to any tenants or buyers; Disclosure Rule (24 CFR part 35 and 40 CFR part 745 to “transmit the results of the inspection to prospective buyers or renters before they become obligated under any sale or lease contract”

If Paint chip analysis is necessary

When a painted location is uneven or when the XRF Analyzer receives an inconclusive reading we may need to take a Paint chip sample.

In the case that a paint chip sample is needed the final report will need to wait on laboratory results. The longer you are willing to wait the less expensive the testing is from the lab.

Prices range from $14.50 if you’re willing to wait 2 weeks up to $27.50 if you need the results in 24 hours.

Paint chip samples are taken by carefully taking a 1’x1’ square of paint from a painted surface.
